When your tenant's business is tanking and you refuse to renegotiate the terms in an effort to keep them as a tenant, the tenant is essentially left with 2 choices, fold or find a more cost effective solution then walk and pay damages to cut ties with landlord. If this were a retail or office space the landlord can arguably afford to play hardball, betting that they will be able to find a new tenant at an even higher rate and collect damages until they do. However, the Rose Bowl is an albatross that has overplayed its hand. Nobody is going to be knocking on their doors. The bid for a restraining order was a desperation move by entity that is perhaps finally accepting that they are no longer quite so grand as they wish to believe.
